South Bessacarr conservation area
South Bessacarr was designated a conservation area on 8 June 2004. A full appraisal of the conservation area has not yet been carried out.

Until the early 20th century, when the first developments were built along Bawtry Road, the area was plantation woodland divided between Hatchell Wood and Whin Hill Plantation with open space in the middle.
The conservation area is a 20th century residential suburb containing a wide variety of private dwellings in terms of size and architectural detailing. These range from modest 1930s bungalows on Warnington Drive, through large late Edwardian style dwellings set in large gardens on Warning Tongue Lane and Bawtry Road, to the flat roofed chalet type dwellings on the 'sunken estate' of Birchwood Dell. The unifying features of the conservation area are its large plot sizes and long rear gardens in the majority of the plots with the dwellings set back from the road edge, well spaced, along a strong building line. There is also a wide range of materials, with the use of red brick, render and small red plain tiles or slates being the most successful.
The definitive character of the area is its wooded appearance from the many oak trees and other remnants of Hatchell Wood and Whin Hill Plantation which provides a backdrop to the built form. Avenue trees and more exotic garden trees add to this appearance. The wide verges and unkerbed roads in the interior of the conservation area, and the deep front gardens with hedge and shrub planting, all contribute to the distinctive green character of the area.
There are no listed buildings in the conservation area.
